I am moving to Hawaii and I need help finding where to live and what to buy.apartment, condo, or house?

Army wife in Hawaii asked:

I am planning on moving to Hawaii in Feb. with my husband. We are looking to buy a house, condo, or apartment. I don’t know what the real estate is like there to sell a house because we will eventually have to move back to the mainland. Any suggestions on what is best? Also, I am looking for a nice neighborhood that is not too far from Post. Any thoughts on Mililani or Pearl City? Or for that matter, anywhere else in Hawaii??? Obviously, we’ll be on Oahu, so I’m just looking for any pointers. Also, anyone know anything about living on post verses off post? Are there any neighborhoods you recomend to stay away from? One last thing, I am looking to find a job with animals, or marine mammals, any suggestions???

    very very expensive.

The sellers want to use the location
for the reason they charge NYC prices.

Also, be careful and use an atty
in Ha because the houses/housing often has quirks and the building
    codes required for new houses
or condos do not have to be
    followed for older buildings.
Thus, if you go that route, make sure
that you get a policy that requires
the seller or an insurance company
to pay for ALL repairs-code violations.

I am guessing you are navy or
    army.

I was in Pearl 2 yrs ago but my
brokerage is limited for now to
AZ and generally across the US.

    I asked many questions of
RE brokers in HA, thus, my cautions.
[i think HA has the most number
of houses for sale in the US
    with the caution "seller not
    held responsible for code violations!]
i do not know whether that will hold up in a court!

I hope you can afford the homes in Hawaii. They are some of the MOST EXPENSIVE in the US.

You will need an income of $100,000 per year to qualify for a loan on almost any home in Hawaii.

    Good Luck.
